Terms & Conditions
All Villas on this site are based on Self Catering only, unless otherwise stated. Mid stay cleans are available at an extra charge if required. It would be very much appreciated if you could notify us if you would like this option when booking your Holiday.
Renting a Holiday Villa, or Apartment ensures that you have the benefits of a relaxing holiday away from a hotel, which are usually very busy and lacks the privacy that you find in a Villa.
It also gives you the opportunity of you being able to dine at home, if you so want and have a home from home that cannot be found in Hotel Accommodation.
All of the Villas have the added benefit of Private Swimming Pools (unless stated) and Spacious Landscape Gardens (where applicable).
Acceptance of Terms and Conditions
Cyprusun are an Advertising Agent for the Villa Owners and we are able to help you with any queries that may arise, before and during your stay. Upon making a booking you are also accepting our TERMS AND CONDITIONS.
Arrivals and Departures
To ensure that the villa and apartments are cleaned to an acceptable standard you may not arrive at the villa any earlier than 4 p.m. on your due holiday date and on the day of your departure you will have to vacate by 10 a.m. (if there is not a booked party on the day of your arrival/departure then you may ask to stay later, or enter the villa earlier). Please consider this information when you are arranging your flight arrivals and departures.
On your departure day the Villa will be inspected to ensure that there has not been any damage to the villa, or it’s contents and if there has been no damage to the Villa, or it’s contents we will return your Security Bond within 10 days. Any damage or complaints must be reported to the Villa Manager immediately,(Shan 00357 99777145) retrospective complaints upon your return will not be accepted.
Occupancy
The number of Occupants shall not exceed the number on the original booking or what is stated in the property specification without consent from the Villa Manager.
Behaviour
We would like to point out that the Villas and Apartments are mainly in Residential Areas and should you, or a member of the party not behave in such a manner that is considered to be reasonable can result in a criminal charge of Disturbing the Peace, (definition) e.g. Music & Excessive Noise , (10 p.m. - 8 a.m.) this is an offence in Cyprus & the Police will act if called.
We may use our absolute discretion to terminate the holiday of the person(s) concerned. If this situation arises then the person(s) concerned will be asked to leave the Villa or Apartment and cyprusun will have no further responsibility for the person(s).
No refunds will be issued and the concerned party will have to make their own provisions for the rest of their stay.
If there has been a complaint for such behaviour there will be a call out charge which will be deducted from your damage deposit. (Repeated complaints will result in removal from the property).
Liability
Cyprusun acts only as a booking agent, no liability whatsoever is accepted for any loss, personal injury or death, however incurred, except where an act or omission is a result of wilful misconduct or gross negligence on the part of Cyprusun.
All properties are cared for and maintained by the owners or their preferred Manager. Cyprusun cannot be held responsible for any breakdown of mechanical equipment such as Washing machines, Dryers, Dishwashers, Fridges, Freezers or Swimming Pools etc. (We will however endeavour to repair the problem as soon as possible)
Cyprusun or the property owners shall not be liable to pay any compensation.
We shall not be liable for any loss, breach or delay due to any cause beyond our reasonable control including though not limited to an act of God, explosion, flood, tempest, fire or accident, war or threat of war, civil disturbance, acts, restrictions, regulations, bye-laws, or measures of any kind on the part of any governmental or local authority, strikes, lock-outs, or other industrial actions or disputes or adverse weather conditions.
Construction/Remedial Work
Occasionally there could possibly be construction, or remedial works in the area, we have no control over such work and do not always know when such events are going to happen. We cannot accept responsibility for such events, beyond our control.
Payments
A Holding, Non-Refundable Deposit of 30% is required in order to secure your holiday dates. The Balance will need to be deposited 8 weeks prior to the start of your holiday whether this is demanded by Cyprusun or not. Cyprusun will however try to email a reminder at the correct time although this is your responsibility.
If the final balance payment is not received within 7 days of it being due, then we reserve the right to cancel the booking without any form of refund.
You can pay by Bank Transfer, either in Sterling, or Equivalent Euros, Cheque, or by Cash, we will send a reminder of this to you by e-mail.
Cancellation
To cancel your holiday, you must submit in writing either by email or by post. The cancellation date is the date that we receive written notification in our office. If you do cancel you will have to pay a cancellation fee. The full deposit is non-returnable. Below are the cancellation costs:
6 weeks before departure Deposit + 50%
4 weeks before departure Deposit + 100%
Damage Deposit
The Villa must be kept at a reasonable standard and do request that you are responsible to leave the Villa at an acceptable condition of cleanliness. All personal and household refuse must be placed in the appointed garbage bin on a regular basis. A refundable damage deposit of £500 is required for a 4 and 5 Bedroom Villa and the amount of £300 for a 3 Bedroom Villa. The Apartments Damage Deposit is £150, this deposit will be refunded providing there are no damages to the Villa or its Contents. The Damage Deposit will be paid with the final balance payment, unless prior arrangements are made between yourselves and Cyprusun.
If the property is not left in a reasonable and clean condition (all bins removed).
Damaged Items Found
On arrival at the Villa, if you find any damage to the Villa, or it’s Contents, would you please contact us immediately on 00357 99777145.
Villa Sold
We have no control whatsoever over a property that may be sold. In the event that the villa is sold before your holiday is taken, we will endeavour to find you another property of equal standard. If an alternative Villa cannot be secured a refund will be issued.
Ovens & BBQ’s
Ovens, BBQ’s and Utensils must be left in a satisfactory, clean condition for the next guest’s. Failure to do so will result in a £30 surcharge levy.
Air Conditioning
Air conditioning is included in the price of your villa rental, we would please request that it is not left on whilst you are not in the Villas. Some of the Villas have electric time-savers installed due to the ever increasing cost of Electricity and previous mis-use.
Winter Bookings
All Winter Bookings/Winter Rates are exclusive of Electric that is consumed. A joint Meter reading will be taken on arrival and and departure. The total cost of Electric consumed during your stay has to be paid in Cash, calculated at the current local Electric Authorities Tariff.
Villas with Central Heating, the fuel costs are again the responsibility of the guest. We can arrange for the Fuel to be delivered but the payment for the fuel is the sole responsibility of the Guest.
Valuables
Would you please ensure that any valuables are kept in a safe and secure manner and that you have adequate travel insurance to cover all of your valuables. You must also ensure that you secure the Villa when you are going out, either in the day, or night. All windows and doors must be closed, if theft, or damage to the Owner’s Property occurs due to your negligence the Owner may seek compensation from you.
Safety & Health Issues
Would you please ensure that you take care with all levels of basic standards of hygiene? The mains Water in Cyprus is drinkable but we recommend that you drink only bottled water. It can get very hot in the Summer and recommend that you stay out of the Sun at it’s hottest times and drink plenty of fluids. Please be aware that you should not enter the Swimming Pool if you have been drinking alcohol, it is also unsafe and please be careful of wet, slippery surfaces around the Pool Areas, i.e. Steps, Stairs, Ceramics, Stamped Concrete, etc. Most surfaces are slippery when wet and we recommend caution. (It is the sole responsibility of the guest to maintain these Safety measures).
European Health Insurance Card
Even with travel insurance the individuals in your party may still need an E111 form or a European Health Insurance Card (EHIC) where appropriate.
Travel Insurance (Highly Recommended)
You must have adequate insurance cover before you travel. Please keep your travel insurance policy with your travel documents. Read the policy to check that it meets your needs. A good idea is to have some photocopies available.
Changes to these Terms and Conditions
We may at any time change or modify all or any part of these Terms. By browsing the Web site you are accepting that you are bound by the terms and conditions and the disclaimer current at that time. If you have any questions, please feel free to contact us.
Cancellation or changes
If we have to make any significant change to or cancel your booking, we will endeavour to notify you as soon as possible. We will also endeavour to offer you an alternative should any significant change or cancellation occur. We regret we cannot pay any expenses, costs or losses incurred by you as a result of any change or cancellation.
